Downstairs offers a choice of areas in which to chill out and socialise. A large cinema room gives a cosy hunting lodge vibe with faux fur throws and wood-panelled walls, and a Smart TV and Sonos sound system make it the perfect spot to kick back and relax in the comfortable sofas or beanbags with a good film. Or relax in the welcoming lounge with its wood-burning stove and full-length glass patio doors which flood the space with light and allow breathtaking views across the lake. A useful utility room provides two washing machines, two tumble dryers and storage alongside an extra cloakroom with a loo. There are six luxurious bedrooms, one of which is on the ground floor and four of which are ensuite with super stylish shower rooms. Each bedroom is sumptuously appointed with luxurious bedding and relaxing neutral tones accented with rustic wooden touches. They feature huge picture windows so that you can enjoy your morning cup of coffee in bed with views to die for. You’ll never want to get up! An extensive patio features a lovely outside seating area where you can appreciate the view with a chilled drink. Don’t worry if the weather lets you down, as there's also a beautifully timbered undercover seating area with a gas BBQ, external wood burner and 50” Smart TV. From the garden, you can access the sauna, steam room and gym which are cleverly built into the hillside. Here there is a handy changing room, loo and shower room. The gym is fitted with a Peloton bike, rowing machine and exercise bench. There is additional space next to the floor-to-ceiling mirrors for pilates or yoga on the matting. All you need to supply is the willpower! The bustling town of Bowness on Windermere is an easy walk away and boasts a wide variety of shops selling local produce, outdoor clothing, locally made crafts and gifts as well as a good choice of cafes, bars and restaurants. You'll have stunning views from every window with spectacular fells in all directions and the River Rothay flowing nearby. The living space also features two upholstered cushioned armchairs which can swivel so you can get comfy and take in the fell views. There are three double bedrooms, all with their own luxurious ensuite bathrooms, pocket-sprung mattresses and HD smart TVs. You'll find bathrobes and fluffy towels waiting for you on the bathroom radiators, along with underfloor heating to keep you toasty on colder days. Outside, the landscaped garden has been designed to frame the spectacular scenery. Cute as they come and with views out to the Scottish border, the Netherby Estate Treehouse is the place to be for a Cumbrian adventure. The River Esk is the soothing backdrop for this elevated luxury cabin that comes with its own hot tub and sits around seven miles from Gretna Green. The treehouse enjoys a secluded spot on the estate, with fields and parkland extending all around. You will immediately appreciate the tranquil atmosphere, with little more than the burble of the river and the baa of nearby sheep to trouble you. The open-plan interior packs in a wood-burner and a cosy corner to curl up with a book or enjoy a meal. A kitchen with modern oven, a sink and all the bits and pieces you will need makes it easy to prepare one, and there’s another space to sit down and dine out on the balcony. A welcome hamper ensures there will be something to get you started on arrival. Netherby Estate Treehouse makes clever use of its space to accommodate up to four guests. You have a double bed in the main living area, and a mezzanine level above has a further two single beds, ideal for children, accessed via a ladder. Everyone will be warm and comfy as the wood-burning stove does its business – and the bedding and soft furnishings are rather nice too. This is the perfect spot to put on your walking boots and head out to explore the Cumbrian countryside. You are likely to see plenty of deer before you even leave the estate. The border location gives you the chance to discover beautiful areas of two countries – you’re only 30 miles from Dumfries to the west, and delights of the Solway Coast are closer still. To the north-east, the expansive Kielder Forest will enchant lovers of the outdoor lifestyle, and you’re only 30 minutes from the North Pennines. The city of Carlisle, around 16 miles from the estate, has historic attractions including a medieval castle – and, of course, Hadrian’s Wall just a short distance away. Days out at Carlisle Racecourse or the Talkin Tarn Country Park (perfect for walking, cycling and water-sports), will provide plenty of holiday memories.
